SALES AGENCY AGREEMENT
This Agreement is made on 29th September 2025 between:

1. Appointment
The Vendor appoints the Agent as the sole agent to market and sell the property at
47 Mcleod Road, London, SE2 0BW (the “Property”).
2. Market Value
The Property is estimated to have a market value in the region of £450,000 – £475,000, subject to offers and prevailing market conditions.
3. Agent’s Duties
The Agent agrees to:
- Advertise and promote the Property using suitable marketing platforms (online portals, local advertising, viewings, etc.).
- Arrange and conduct viewings with potential buyers.
- Present offers received to the Vendor promptly.
- Negotiate terms on behalf of the Vendor.
- Provide updates to the Vendor on marketing progress.

4. Vendor’s Duties
The Vendor agrees to:
- Provide full and accurate information about the Property.
- Allow reasonable access to the Agent for marketing and viewings.
- Instruct solicitors once a buyer is secured.
- Cooperate fully with the Agent in the sale process.
5. Fees and Commission
- The Agent’s commission shall be [e.g., 1.5% + VAT] of the final sale price achieved.
- Commission becomes payable upon legal completion of the sale.
- Marketing expenses (such as photography, floorplans, advertising) will be charged at £250.00, to be agreed in advance with the Vendor.
6. Sole Agency Period
- This Agreement shall operate on a sole agency basis for an initial term of 16 weeks from the date
of signing. If no sale is achieved within this period, the Agreement may continue on a rolling basis
unless terminated in writing with 14 days’ notice
7. Termination
Either party may terminate this Agreement in writing provided that:
- Any buyer introduced during the agency period will still incur commission if they proceed to
exchange and completion within 6 months of termination.
8. Governing Law
This Agreement shall be governed by and construed in accordance with the laws of England and Wales.
